Sir Walter buffalo (Stenotaphrum secundatum)

The Australian default — and for good reason. Bred specifically for the sub-tropical East Coast climate.

• Sun requirement: Full sun to 30% shade — happiest with 6+ hours direct sun.
• Salt tolerance: Moderate — handles aerosol back from the beach but burns within 200m of saltwater.

• Drought tolerance: Moderate — deep weekly water required in summer; goes dormant under stress but recovers.
• Maintenance: Weekly mow during growth season (Oct-Apr), fortnightly in winter; quarterly fertilising.
• Pet/kid factor: Excellent — broad blade is comfortable underfoot; handles urine burn better than most varieties.

Sir Walter is the safe choice for Coast family lawns. The premium DNA-tested version is what you want — generic “buffalo” from independent suppliers often contains tougher genetic variants that are coarser.

Premium buffalo variations

• Sapphire buffalo: Finer-leafed than Sir Walter, slightly softer underfoot, more shade-tolerant. $18-$26/sqm. Best for premium homes with light tree cover.
• Palmetto buffalo: Drought-tolerant variant, slower growth, excellent green colour retention into winter. $20-$28/sqm. Best for low-maintenance priority on full-sun lots.

Empire zoysia (Zoysia japonica)

The premium choice for low-maintenance, drought-tolerant Coast lawns. Slower to establish but rewards patience.

• Sun requirement: Full sun preferred but tolerates 40% shade.
• Salt tolerance: Excellent — handles beachfront aerosol and salt-irrigated bore water (the Coast canal water table).

Empire is the right choice for: salt-exposed canal-front and beachfront properties, properties wanting low-maintenance, and lawns that get full sun with limited irrigation.

Wintergreen couch (Cynodon dactylon)

The budget option and the original Australian sportsfield turf. Cheap, aggressive, and not ideal for most Coast residential lawns.

• Standard family blocks ( Robina, Varsity Lakes, Merrimac): Sir Walter buffalo. Standard Coast lawn, ideal for kids and pets.
• Hinterland sloping blocks ( Mudgeeraba, Tallai): Empire zoysia for slopes (dense root mat prevents erosion), Sir Walter for flat zones.
